• The 12 individual winery spaces will be leased on a first come, first served basis - given limited space availability and anticipated high demand, interested winemakers must submit a dated Letter of Intent to express their interest and make a preliminary space reservation
• Acceptance is subject to review of a winery’s production quantity and wine quality, to ensure consistency with Les Garagistes artisanal theme of limited production wines made on the premises
• Winery spaces will lease for approximately $2.50 per square foot on a “triple net” basis, with 5 year extendable lease terms
• Winery tenants must provide evidence of financial strength and obtain their own requisite operating permits and licenses from the TTB and ABC
• Winery tenants will provide their own winemaking equipment and pay their own property taxes and insurance
• In the design phase, space can be tailored to an individual winery’s needs if accompanied by a lease commitment
• Each winery will receive a Tenant Improvement Allowance towards the cost of Tenant's construction of interior improvements to create their own office and tasting area
